Terms of Service

PropPredict.AI (the “Service”) is operated by Nelli Mirakyan (“we”, “us”). These terms govern your use of the Service. By creating an account or using the Service you agree to them. If you use the Service for a company, you agree for that company and confirm you may bind it.

The Service organizes public and licensed real estate records for Los Angeles County and adds analysis: sell-likelihood scores, fair price estimates, price drivers, market and rent outlooks, investor profiles, portfolio measures, development-site screens, underwriting tools, a deal pipeline and owner reports.

Estimates, not facts or advice. Scores are probabilities, not predictions that a particular owner will sell. Prices, ranges, forecasts and development screens are statistical estimates from past records and may be wrong for any property. Nothing in the Service is an appraisal, a broker price opinion, or investment, legal, tax or lending advice. Verify facts (zoning, condition, title, leases, rents) independently before acting.

Records can be incomplete or out of date. Public records contain errors and lag events. We do not guarantee the accuracy, completeness or timeliness of any record or result.

You must be at least 18 and give accurate account information. Keep your password secret; you are responsible for activity under your account. Accounts are for one named person unless your plan says otherwise; do not share logins.

Plans and price. Paid plans are billed monthly in advance, through our payment processor Stripe, at the price shown when you subscribe: PropPredict Pro $249 a month, or Underwrite & Report $49 a month, plus any tax that applies.

Trial. PropPredict Pro starts with a 7-day trial for a one-time fee of $99, charged to your card when you sign up. The trial fee is not refundable. Unless you cancel before the trial ends, your card is charged the monthly price when the trial ends and every month after. During the trial, owner names and mailing addresses are left out of lists and can be opened on up to 50 properties a day. One trial per person or business. Underwrite & Report has no trial: it is charged when you subscribe and every month after.

Automatic renewal. Your subscription renews automatically every month, and your card is charged the monthly price at each renewal, until you cancel.

Cancelling. You can cancel any time online: open Account, then Manage billing, and cancel. Cancelling stops future charges; you keep access until the end of the trial or the month already paid for. Fees already paid are not refundable, except where the law requires or section 9 applies.

Price changes. We may change prices with at least 30 days’ notice before your next renewal, and you can cancel before the new price applies.

You may use the Service and its results for your own real estate business: research, prospecting, underwriting and advising your clients. You may print or download owner reports for that purpose.

You may not: resell, sublicense or publish the data or results as a dataset or competing product; scrape, bulk-download or copy the data in bulk by any means; share your account; try to get around security or usage limits; or reverse engineer the models.

Property records come from the Los Angeles County Assessor and other public agencies. They are shown for your use within the Service and may not be redistributed in bulk.

Owner names and mailing addresses come from public records. If you contact owners, you are responsible for following the law that applies to you, including telemarketing and do-not-call rules (TCPA and the National Do Not Call Registry), CAN-SPAM for email, California privacy law, and real estate licensing and advertising rules. Honor opt-out requests.

Do not use the Service to discriminate on the basis of race, color, religion, sex, disability, familial status, national origin or any other protected characteristic, in housing or otherwise, or for any unlawful purpose.

Notes, deals, portfolio entries, values and contact details you enter remain yours. You give us permission to store and process them to run the Service for you. Do not enter information you have no right to share. See the Privacy Policy.

The Service, its software, models, scores and design belong to us or our licensors. These terms give you a limited, non-exclusive, non-transferable right to use the Service while your account is active.

We work to keep the Service available but do not promise it will be uninterrupted or error-free. We may change, add or remove features. If a change materially reduces a paid plan, you may cancel and receive a pro-rated refund of the unused part of the period you paid for.

THE SERVICE AND ALL DATA AND RESULTS ARE PROVIDED “AS IS” AND “AS AVAILABLE”, WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY AND NON-INFRINGEMENT.

TO THE EXTENT THE LAW ALLOWS, WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, DEALS OR DATA, ARISING FROM THE SERVICE OR DECISIONS MADE USING IT. OUR TOTAL LIABILITY FOR ANY CLAIM IS LIMITED TO THE FEES YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM.

You will defend and indemnify us against claims arising from your use of the Service in breach of these terms or the law, including how you contact property owners.

You may close your account at any time. We may suspend or close accounts that break these terms. On closing, your right to use the Service ends; sections 2, 5, 8 and 10 to 14 continue to apply.

These terms are governed by the laws of the State of California. Any dispute will be decided by the state or federal courts located in California, and you and we agree to their jurisdiction.

We may update these terms. We will tell you of material changes by email or in the Service at least 30 days before they take effect. Continuing to use the Service after that means you accept them.
